Buying a home is exciting whether you’re a first-time buyer or moving into your next home. But, to ensure that the process goes as smoothly as possible there are a few services that you will need.

Here are three important services that will help you when buying a house.

Mortgage advice

It’s always worth getting mortgage advice before putting in any offers. You can go to an independent mortgage advice service that will discuss your situation (including your earnings, deposit amount and other factors) to find out how much you can afford and what kind of mortgage is best for you. There are many different rates out there so getting the right advice will prevent you from choosing an unsuitable mortgage.

A surveyor

Property surveys are optional but to avoid unexpected problems such as roof faulty or dodgy wiring, having a survey done is a great option. The surveyor will provide a detailed inspection of the property’s condition and feedback on any issues that they have found. If problems are identified, this can often be used to negotiate a lower asking price that would cover the costs of the repairs.

A professional solicitor

There is a lot of legal work that needs to be done before a property is officially yours and that’s where solicitors come in. You will need a solicitor as soon as you make an offer on a home and it is accepted as that’s when contracts will need to be drawn up. The contract will include details such as what fixtures and fittings are included, and agreed completion date between both parties as well as clearing up any other legal queries. Their job is to ensure everything is as it should be ahead of the sale.

At Smalleys Solicitors, we offer professional conveyancing services that will take some of the stress out of moving. Our experienced team will handle the legal transfer of the property with a personalised service that works for you. Get in touch with our Nottingham office today for more information.
