What is conveyancing?

Conveyancing is a process that involves the legal transfer of home ownership from a seller to a buyer. The conveyancing process starts when your offer on a house is accepted and finishes when you receive the set of keys to your front door!

Who does the conveyancing?

A solicitor or conveyancer often conducts the conveyancing process, but it can be possible (although challenging) to do it yourself as long as you are not taking out a mortgage. 

A conveyancing solicitor is essentially a fully qualified solicitor who will undertake the conveyancing process on behalf of yourself. They'll generally have wider training in other areas of the law.

Selecting a conveyancer

Both conveyancing solicitors and licensed conveyancers are able to deal with the conveyancing process when purchasing a new property. If you're going to get legal advice on other topics as well as the property transaction, then a conveyancing solicitor may be the best choice for you.

What do solicitors and licensed conveyancers carry out?

The first thing you’ll be asked when you put in an offer on a property is the name and contact details of your solicitor or a licensed conveyancer. 

As previously mentioned, conveyancing is the legal term for transferring ownership of property, regardless of if you are buying or selling.

 

A solicitor or conveyancer will:

●      offer legal advice

●      carry out a local council search

●      deal with the Land Registry

●      transfer the funds to pay for your property
